Getting Started
Upload an OM or rent roll, extract deal data, and reach a working DCF model in a single session.
Start with a source document, inspect the extracted deal record, and build a working valuation. Extraction can surface conflicts and missing inputs that need review. A preliminary model keeps those limitations visible; it does not certify the source data or approve an investment.
Before You Start
- An active EQUIRE account with an organization configured
- At least one source document — an OM, rent roll, or T-12 financials in PDF, XLSX, DOCX, or CSV format
- Permission to create deals in your organization; ask your administrator if creation is unavailable
Walk Through
Create a Deal
From the deals list, open the sidebar create menu and select New Deal. The dialog that appears — titled Create New Deal — asks for the property name, asset type, and asking price. Fill those in and confirm. EQUIRE creates a deal workspace with all tabs pre-configured and lands you on the Overview.
Upload Documents
Navigate to the Documents tab. Drag files anywhere onto the page or use the upload area to browse. EQUIRE accepts PDF, Excel (.xlsx), Word (.docx), and CSV files. Upload the OM, rent roll, and T-12 in one pass — there is no required order.
Wait for Extraction
Processing time depends on the document and selected processing path. EQUIRE classifies the file, extracts supported data, and runs evidence and consistency checks. The Documents status shows progress and any failure, coverage limit, or requested review. Check the detected document type when the resulting data does not match the source.
Processing continues in the background, so you can leave the page or keep working in the deal while it runs.
Image-only PDFs may use native visual reading or OCR. Inspect the file's coverage and readability notices; a submitted page count does not prove that every value was verified.
Review Extracted Data and Resolve Conflicts
Open the Review tab. EQUIRE surfaces every item that requires attention: extracted values with low confidence, fields missing from source documents, and conflicts where two documents disagree on the same value.
Evidence can identify a document page, workbook cell, or anchored text quote. Check the verification state as well as the locator. A conflict shows the competing claims so you can choose a supported value or record an analyst correction. Supporting findings remain inspectable even when they do not require an approval decision.
The Deal Data tab shows extracted fields with their source attribution and verification state. Use Review and release to distinguish missing evidence, failed checks, and the current release basis.
Open the Valuation Tab and Build the Model
Navigate to Valuation. If no model exists yet, the blank state shows a Start Valuation Wizard button. The wizard runs three steps: Property Details, Investment Params, and Build Model. Inspect the populated inputs and any unresolved assumptions before building. The build reports its analysis stages and limitations, then opens the DCF dashboard. Review the model basis and save recalculated changes before relying on its outputs.
If a model already exists (for example, a colleague built it earlier), the dashboard opens directly.
Generate the IC Memo or a Deliverable
Navigate to IC Memo to draft an Investment Committee memorandum. Select the sections to include; EQUIRE drafts each section from your deal data. Review and edit inline before finalizing.
For an audience-specific output, open Deliverables and choose the document type, audience, and available export format. Review the content and its limitations before sharing it. Valuation workbook exports are available from the model.
Invite Teammates
Use Team to manage deal access when your role permits it. Organization membership and deal permissions determine what each teammate can view or change.
