EQUIRE is a deal workspace for institutional CRE acquisition teams. Upload offering memoranda, rent rolls, operating statements, and leases; inspect extracted data and its evidence; then build scenarios and prepare investment decisions. Source claims, analyst overrides, and modeled assumptions retain their own basis. Missing or incomplete evidence stays visible through the workflow.
What EQUIRE Produces
Each deal progresses through a defined artifact chain:
- Extracted deal record — property attributes, rent roll, T-12 financials, and debt terms pulled from uploaded documents with field-level confidence scores and conflict flags
- DCF model — multi-scenario (base, upside, downside) discounted cash flow with tenant-level cash flow schedules, sensitivity matrices, and assumption audit trail
- IC memo — a 12-section Investment Committee memorandum covering deal thesis, risk factors, lease-by-lease analysis, debt structure, and recommendation
- Deliverables: audience-specific summaries, risk assessments, and lender packages. Available formats depend on the deliverable; valuation workbooks are exported from the model.
How It Fits a Deal
- Source — Prospecting and mandates, or add deals directly after intake.
- Ingest — Upload the OM, rent roll, and financial statements. EQUIRE routes each document through the extraction pipeline and populates the deal record.
- Review and release: inspect evidence, resolve material discrepancies, and check the review and release basis. The rent roll and financial data pages expose the underlying inputs.
- Underwrite: open the DCF model, adjust assumptions, recalculate scenarios, and save the current model. Preliminary modeling and released data retain distinct labels and limitations.
- Decide and deliver: review the IC memo, record the governed decision, and prepare deliverables for the selected audience.
